Dealing with damp problems

Most older buildings will experience some form of damp-related issue at some point during their lifetime. This may be the result of water ingress from a leaking roof, defective gutters or rainwater goods, plumbing issues, or simply prolonged exposure to Ireland’s often wet and changeable weather conditions.

The presence of damp does not, in itself, mean that a building is in poor condition or that significant remedial work is required. The important consideration is identifying the underlying cause and determining the most appropriate method of repair.

A thorough investigation should establish the source of the moisture, assess the extent of any damage, and identify any contributing factors. Once the cause has been addressed and appropriate repairs carried out, the building can be returned to a sound condition and protected against further deterioration.

Treatment varies depending on the type of damp present and, most importantly, the underlying cause of the moisture. An accurate diagnosis is therefore essential before any remedial treatment is recommended.

The term “rising damp” has historically been widely used to describe moisture thought to be rising through porous masonry from the ground. While capillary movement of moisture through masonry is physically possible, the diagnosis of rising damp should not be assumed simply because moisture or staining is present at low level. Other potential causes, including penetrating damp, defective gutters or rainwater goods, plumbing leaks, condensation, inadequate ventilation, bridging of damp-proof courses, defective pointing or other defects within the building fabric, should first be properly investigated.

This approach is increasingly reflected in modern building pathology and housing practice. Awaab’s Law, introduced in England in October 2025, places specific obligations on social landlords to investigate significant damp and mould hazards and to address the underlying causes within defined timescales. The Housing Ombudsman has also emphasised that accurate diagnosis of the cause of damp and mould is central to an effective response.

There is also considerable practical evidence from historic buildings throughout Europe that challenges the assumption that moisture at low level automatically represents rising damp. Many historic buildings have stood for centuries in exceptionally wet environments, including buildings immediately adjacent to canals and waterways, without exhibiting the characteristics that would necessarily be expected from persistent rising moisture.

For this reason, the presence of damp at low level should be treated as a symptom rather than a diagnosis. The correct approach is to investigate the building as a whole, establish where the moisture is coming from and understand how the building is managing that moisture. Only once the underlying cause has been identified should remedial treatment be specified.

The objective should always be to address the actual source of moisture rather than simply treating the visible symptoms. This provides a more appropriate, cost-effective and sustainable solution and helps to ensure that historic and traditional buildings are repaired in a manner that is sympathetic to their construction and capable of performing well into the future.
